Landlord certificate (CP12) :

In the UK, a CP12 certificate is the formal name for a Gas Safety Record. It is the document issued after a gas safety check is completed on a rental property, showing that the gas appliances and pipework meet safety standards. Landlords must ensure this certificate is issued every 12 months for each rental property.

A boiler service is a routine maintenance check that ensures your boiler is operating safely and efficiently. It involves a thorough inspection and cleaning of the boiler system to prevent breakdowns, extend its lifespan, and ensure it's running safely and efficiently. Regular servicing is crucial, especially in colder months when boilers are used more frequently.
